The $450K to $600K range had the lowest give-up rate of any group

Which price range finishes what it starts? I pulled every listing in the MV market through September 23, 2026. Most homes found a buyer. But the odds of closing the deal shift a lot depending on where you price.

Does the $600K to $700K range hold up when you look at the numbers?

The sold numbers say yes. The typical home priced in the $600K to $700K range sold in just 17 days. That is the fastest of any range. Buyers paid 102.2% of the last asking price, and 102% of what the home first asked. Those are the highest figures across the whole market. The $600K to $700K range got the best price and the fastest sale of any group.

But here is the part that does not show up in the sold numbers. Nearly 1 in 5 homes that tried to sell in this range never did. The give-up rate was 19.4%. That is higher than the two ranges below it. The $450K to $600K range had a give-up rate of just 13.8%, the lowest of any group. Under $450K came in at 15.1%. So the homes that did sell in the $600K to $700K range did very well. The ones that did not sell just disappeared from the story.

The whole market tells a similar story. The typical home that gave up first asked $649,900. The typical home that sold first asked $597,000. That is a $52,900 gap between the homes that made it and the ones that did not. Pricing a little high feels safe. The data says it is the most common reason a home never sells.

The $450K to $600K range is where the odds tip in your favor. Homes in that range gave up at a rate of 13.8%, the lowest of any price bracket. That means if your home belongs there, you have better odds than sellers in any other range. Fifty homes sold in the $600K to $700K range, but 112 sold in the $450K to $600K range. More buyers are looking there. If your home genuinely belongs in the $600K to $700K range, you still have strong odds, but only if the price matches what buyers there have actually paid, not what sellers there have hoped for.

The week-by-week numbers sharpen this further. Homes that found a buyer in their first week got 103.5% of what sellers first asked. Homes that took more than a month got only 97.6% of what sellers first asked. That is a 5.9-point gap, and it shows up across every price range. The right price from day one is not just faster. It is worth more money.

What this means if you are selling or buying right now

If you are selling, the number to watch is 30.9%. That is the share of homes for sale right now that have already dropped their price, with a typical cut of $25,000. Those sellers started where they wanted and had to come back down. The homes that sold without a cut did so because they started in the right place. Homes that sold in their second month got only 97.6% of what sellers first asked, compared to 101.8% for homes that sold in their first month. A price set right from day one protects both your timeline and your final number.

If you are buying, the market sits at 4.9 months of supply right now. That is between the 4-month line that favors sellers and the 6-month line that favors buyers, so neither side holds all the cards. The 30-year fixed rate averaged 6.95% as of September 17, 2026, up from 6.76% the week before, according to Freddie Mac. Nationally, existing-home sales slipped 2.0% in August 2026, according to NAR, which tells you buyers elsewhere are pulling back a little. A well-priced home here still draws multiple offers fast, so moving quickly on a home priced in the right range still costs less than waiting for conditions to shift.
